Concreters in Cameron Park, 2285

Cameron Park is the estate side of Lake Macquarie: sixteen kilometres west of the Newcastle CBD, laid out along Northlakes Drive and George Booth Drive, with Cameron Park Plaza at its centre and the motorway a couple of minutes off. The land was first subdivided in 1905 under another name, but the suburb people know dates from the late 1990s release onwards, and lots are still being built on now. For concreting that means two kinds of work side by side: first pours on homes that have just been handed over, and second-stage jobs on homes whose owners have lived with the builder’s minimum long enough to know what is missing.

Ground and approvals

Lots here are typically clay on sloping ground that was benched for building, so a block can be cut on one side and filled on the other, and a slab needs its base taken down to firm material rather than laid over whatever the builder left. Cameron Park also sits inside the Killingworth-Wallsend Mine Subsidence District. That shapes how houses and sheds are approved far more than it affects a driveway, but it is worth knowing before a structure is ordered.

The work Cameron Park produces

The standard handover leaves a single-width driveway and little else. What follows is predictable: the driveway widened so two cars can pass without one on the lawn, paths down the side of the house where the contract left turf and clothesline mud, an alfresco slab pushed out past the roofline because the builder’s pad fits a barbecue and nothing more, and a shed or garage slab once the back corner is settled. On the earliest streets, some original driveways have cracked or dropped far enough that patching stops making sense and removal and replacement does.

Finishes the estate favours

Newer stages lean dark: charcoal roofs, rendered fronts and exposed aggregate underfoot, often carried from the driveway to the porch and front path so the frontage reads as one decision. Plain broom finished concrete still does the unglamorous work down the sides and under sheds, and coloured concrete suits owners who want a softer look without the texture. If your stage came with design guidelines, read what they say about the front finish before settling on one.

What it costs in Cameron Park

The published rates apply here as they do across the region, per square metre supplied and laid: concrete driveways from $95 to $185 depending on finish, exposed aggregate $130 to $185, paths $90 to $130, patios and alfresco $100 to $180, shed and garage slabs $110 to $150, with removal of old concrete adding about $35. Sloping lots, pump access and the 125 mm crossing Lake Macquarie requires all move a price, which is why the figure that counts is the written quote after a site measure. Bracket your own job first with the calculator, see how the numbers are built in the cost guide, and read the Section 138 guide and the specification before you compare quotes.

Council and the crossing

Cameron Park sits in the Lake Macquarie City Council area. What that council asks of a driveway crossing is set out on the areas page and, step by step, in the Section 138 guide.

Asked and answered

Cameron Park questions

My Cameron Park builder only poured a single driveway. Can it be widened?

Inside your boundary, usually yes, and it is one of the most common jobs in the estate. The crossing at the kerb is the limit. Lake Macquarie City Council caps a residential crossing at 4 metres at the kerb, not counting the wings, and 5 metres at the boundary, and any change to it needs a Minor Public Works application. A widened driveway that flares out behind an approved crossing is often the practical answer.

Is Cameron Park in a mine subsidence district?

The state's district map places Cameron Park within the Killingworth-Wallsend Mine Subsidence District, proclaimed in 1971. That mainly governs how houses and other structures are approved and is a matter for Subsidence Advisory NSW, not for a driveway pour. If you are putting up a shed on a new slab, check the lot on the NSW Planning Portal Spatial Viewer before the shed is ordered.

Can the crossing match my exposed aggregate driveway in Cameron Park?

It can, within council's rule. Lake Macquarie accepts exposed aggregate on the crossing where at least 75 percent of the stone is rhyolite or basalt, and will only ever restore a crossing in plain concrete if it has to dig one up. Many owners keep the crossing plain broom finish and start the exposed finish at the boundary saw cut.

Does a driveway in Cameron Park need council approval?

Yes, for the part across council's verge. Lake Macquarie City Council handles it as a Minor Public Works application under Section 138 of the Roads Act, lodged through council's own online services, and states plainly that a DA or CDC does not cover it. Replacements need a fresh application too. Concrete inside your boundary usually needs no road approval.
