Concreters in Jesmond, 2299

Jesmond is small, about 1.3 square kilometres, and busy. Blue Gum Road carries its shops and Jesmond Central, Newcastle Road runs along one side towards Wallsend, Jesmond Park with its rose garden and football ground sits at the southern edge, and the university is next door in Callaghan. The village started around a steam sawmill on a creek called Dark Creek. Today it is a suburb where fewer than half the dwellings are separate houses and about two in three homes are rented.

Ground

Dark Creek still runs through the suburb and council lists it as a flood catchment, so low blocks need their levels thought about. Stone was once quarried locally. Part of Jesmond falls inside the Newcastle Mine Subsidence District, in a pattern the state map does not resolve street by street, so a lot should be checked individually before a structure is planned.

The work Jesmond produces

The housing mix sets the job list. Townhouse and unit sites need shared driveways renewed, courtyards turned from worn turf into a small patio, paths to bins and clotheslines, and marked car spaces. The detached houses that remain tend to have ageing concrete, so removal and replacement is common, sometimes ahead of a sale or a new tenancy. Where a block keeps a back yard, a garage or shed slab adds secure storage.

Finishes

For rentals and shared areas, plain broom finished concrete is the sensible default: lowest cost, good grip, simple to keep clean. Owner-occupiers renovating a street frontage more often choose exposed aggregate or a coloured mix. The council crossing stays plain in either case unless council agrees otherwise.

Jesmond rates

Guide rates per square metre: a concrete driveway runs $95 to $185 according to finish, exposed aggregate $130 to $185, paths $90 to $130, patio and courtyard slabs $100 to $180 and shed and garage slabs $110 to $150. Allow around $35 more where existing concrete is broken out. Small courtyard pours sit high in their range because the fixed costs are spread over few metres, so combining jobs across a site pays. The calculator and cost guide show the arithmetic, and the Section 138 guide and specification cover approvals and build.

Council and the crossing

Jesmond sits in the City of Newcastle area. What that council asks of a driveway crossing is set out on the areas page and, step by step, in the Section 138 guide.

Jesmond questions

I own a rental in Jesmond. Can the job be quoted and done without me on site?

Usually, yes. The concreter needs access for the measure and a clear decision on finish and extent, which can be settled by phone and email with photos and a marked-up plan. Tenants need notice of the pour day and of the period the driveway is out of use while the concrete gains strength.

Does Dark Creek flooding affect concreting in Jesmond?

It affects some properties. City of Newcastle lists Dark Creek as a flood catchment for Jesmond, with flooding in moderate to large events, and issues Flood Information Certificates for individual lots. For a slab on low ground the practical points are levels and where water is directed. For any structure, ask council for the certificate first.

Can an extra car space be concreted in the front yard?

Inside the boundary, often yes, subject to the NSW exempt development rules and any strata by-laws. What cannot be assumed is a wider opening at the kerb. City of Newcastle's standard limits a double residential crossing to 4.5 metres, and any change to the crossing needs a Section 138 application.

Does a driveway in Jesmond need council approval?

Yes, for the part between the kerb and your boundary. City of Newcastle treats it as a Section 138 (Type 1) application under the Roads Act, separate from any DA or CDC, and its standard drawing A1300 sets the crossing widths, thickness and finish. Concrete inside your boundary is a different matter and usually needs no road approval.
