Concreters in Glendale, 2285

Glendale was the Crossroads before it had a name of its own: the junction of Main Road and Lake Road, about fifteen kilometres west of the Newcastle CBD, where its first shops stood. Residents picked the present name by ballot, 1,581 votes to 1,530 for Lyndale, and the new signs went up in 1952. The large single-level shopping centre on Lake Road opened in 1996, and Hunter Sports Centre and the TAFE now bring the wider region in. The suburb behind them stays small, 1,374 dwellings at the 2021 census, close to nine in ten of them separate houses and about one in three rented.

A glen and a dale

Both halves of the name mean a valley between hills, and council’s description agrees: a flat valley floor ringed by hills and ridgelines, with Winding Creek through the middle and flood prone land beside it. Flat blocks therefore need deliberate falls, and blocks on the rises need driveways designed for slope. The state map shows Glendale wholly inside the Lake Macquarie Mine Subsidence District, and council expects abandoned workings north of the Great Northern Railway to limit building heights, a concern for structures much more than for a slab on the ground.

Where the work comes from

The first subdivision in 1915 created farm lots, but the suburb people live in is a post-war one. The Greater Newcastle Co-operative Housing Society built twenty houses after the Second World War, the public school opened in 1949, Glendale East followed in 1959 and the high school in 1970. Housing of that vintage now wants its driveway renewed, usually by removal and replacement and often a little wider for a second car. New paths replace worn tracks to the clothesline and bins, a rear patio comes with a renovation, and where the back yard allows it a shed or garage slab rounds out the list. With so many homes tenanted, landlords and property managers are regular enquirers, generally seeking a sound like-for-like renewal between leases.

Finish and frontage

Rental and side areas call for plain broom finish. Owner-occupiers refreshing a street front lean to exposed aggregate or a coloured mix. Whatever the surface, Lake Macquarie limits the crossing to between 3 and 4 metres at the kerb, wings excluded, and 5 metres at the boundary.

What Glendale jobs cost

Quoted per square metre, supplied and laid, a concrete driveway sits at $95 to $185 according to the finish selected and exposed aggregate at $130 to $185. Paths cost $90 to $130, patio and alfresco slabs $100 to $180, and slabs for sheds and garages $110 to $150. Budget roughly $35 on top when the old driveway has to come out. On Glendale’s valley floor the extra is usually drainage, a pit or grated channel a flat block needs and a sloping one does not. Owners and managers alike can price a job roughly in the calculator, check the assumptions in the cost guide, and pass the Section 138 guide and the specification on to whoever signs off the work.

Council and the crossing

Glendale sits in the Lake Macquarie City Council area. What that council asks of a driveway crossing is set out on the areas page and, step by step, in the Section 138 guide.

Glendale questions

I am renewing the driveway at my Glendale rental exactly as it was. Is council approval still needed?

For the crossing, yes. Lake Macquarie City Council is explicit that a replacement driveway across the footway needs a new Minor Public Works application, the same as a first one, even when the size and position do not change. Work that stops at the boundary is a separate matter and usually needs no road approval. For a landlord, the practical step is a quote that states who prepares and lodges the application, so the job is not left waiting between tenancies.

My Glendale block is on a corner. How near the intersection can the crossing be?

Lake Macquarie's standard keeps a crossing at least 6 metres from the tangent point of the corner, which is where the kerb stops curving and runs straight. Other clearances apply along the same frontage, 750 mm from a power or light pole, 500 mm from a stormwater pit and 300 mm from a telecommunications pit. On a corner lot those numbers can leave only one workable position, so plot every pole and pit on the site plan first.

My Glendale block is on the flat near Winding Creek. What should a new slab allow for?

Water first. Council describes Glendale's centre as a flat valley floor, says land next to Winding Creek is flood prone, and the library's flood history lists significant events here in 1981, 1990 and 2007. On flat ground a slab does not drain itself, so the fall, the collection point and the outlet are designed in, and surface levels are kept below the floor of the house. Ask council about flood information for the lot before planning any structure.

Does a driveway in Glendale need council approval?

Yes, for the part across council's verge. Lake Macquarie City Council handles it as a Minor Public Works application under Section 138 of the Roads Act, lodged through council's own online services, and states plainly that a DA or CDC does not cover it. Replacements need a fresh application too. Concrete inside your boundary usually needs no road approval.
